Scale of Fees & Charges to Landlords

The following table sets out our current scale of fees and charges for Landlords, as at Febuary 2017.

1 ENERGY PERFORMANCE CERTIFICATE (This is a Legal Requirement & must be provided prior to marketing) £94.00 incl. VAT
2 LETTING & RENT RECEIVAL (Part Management Service includes tenant find, rent receival, accounting & remittance of rents)
If the rent is £1000pcm the fee will be £120.00pcm incl. VAT If rent differs, the fee may be proportionately higher or lower

3 LETTING, RENT RECEIVAL & MANAGEMENT (Full service plus includes dealing with minor repairs and property visits)

4 Warranty for Protection of Legal Expenses Only for breach of Assured Shorthold Agreement terms (Subject to a maximum £10,000.00 limit) per Property. £60.00 incl. VAT per annum
  Warranty for Protection of Rental Income & Associated Legal Expenses (Subject to a maximum £10,000.00 limit) per property
If the rent is £1000pcm the fee will be £25.00pcm incl. VAT. If the rent differs the fee may be proportionately higher or lower

5 ANNUAL GAS SERVICE & SAFETY CHECK where we are not instructed to manage the property
If the cost is £75.00 the fee will be £13.50 incl. VAT If the cost differs, the fee may be proportionately higher or lower
(This is a Legal Requirement & must be completed by Gas Safe qualified engineers before the commencement of a tenancy)

6 ELECTRICAL SAFETY CHECK (Mandatory for Houses in Multiple Occupation) at cost plus 18% incl. VAT
  Under new legislation this will soon be required for all rental property
If the cost is £75.00 the fee will be £13.50 incl. of VAT

7 ARRANGING PRE TENANCY CLEANING – FIRST TENANCY £25.00 incl. VAT
8 INVENTORY MAKE/REMAKE/CHECK IN/OUT
If the cost is £100.00 the fee will be £18.00 incl. of VAT, the Landlord usually pays make/remake and check out
at cost plus 18% incl. VAT
9 TENANCY AGREEMENTS & HOUSING ACT NOTICES OR OTHER STATUTORY NOTICES advising on terms, preparation of documents & service of notices £80.00 incl. VAT
10 REPLACEMENT AGREEMENTS & TENANCY EXTENSIONS £65.00 incl. VAT
11 ANNUAL COMPLIANCE CHARGE (per property) includes membership of Tenancy Deposit Scheme,
Registration and safekeeping of deposits, Property Ombudsman, Clients Money Protection Scheme & ARLA membership.

12 ARRANGING CUTTING OF ADDITIONAL KEYS at cost + £25.00 incl. VAT
13 PROPERTY VISITS Not covered in full management (Up to 4 visits per year included in full management service) £50.00 incl. VAT per visit
14 EMPTY PROPERTY VISITS (if not viewing for letting) per visit £25.00 incl. VAT
15 ORGANISING & SUPERVISION OF REPAIRS & RENEWALS in certain circumstances IN EXCESS OF £1000.00
If the repairs cost £1500.00 the fee will be £150.00 incl. VAT

16 WAITING TIME per hour or part thereof (minimum one hour) when attending to allow access for contractors £45.00 incl. VAT per hour
17 DEALING WITH O/SEAS LANDLORD TAX MATTERS Includes reserving funds to meet tax liability & payments to HMRC £45.00 incl. VAT per Qtr
18 PROVISION OF DUPLICATE DOCUMENTS emailed or posted copies £25.00 incl. VAT
19 PROCURING EQUIPMENT OTHER THAN REPLACEMENT APPLIANCES PRIOR TO OR DURING LETTINGS £25.00 incl. VAT
20 WE RESERVE THE RIGHT TO CHARGE A FEE FOR OTHER WORK OVER & ABOVE THE FEES DETAILED HERE £45.00 incl. VAT
The Firm reserve the right to make additional charges in certain circumstances and from time to time vary or amend their Scale of Fees and Charges which shall become effective only after the initial period of letting and then after one months’ notice to the Client in writing delivered by hand, post or by email.

The Firm is a member of the Property Ombudsman & Propertymark ARLA and hold Client Money Protection & work within the Codes of Practice of both ARLA and The Property Ombudsman
