Scale Of Fees & Charges For Tenants

If you apply to take a tenancy through Mead Property Management or Thames and Chilterns you may be liable for the following fees and charges which are shown inclusive of VAT.

SCALE OF FEES & CHARGES FOR TENANTS
If you apply to take a tenancy through Mead Property Management or Thames and Chilterns you may be liable for the following fees and charges which are shown inclusive of VAT:
Payable on Application & Non Refundable
Initial Application/set up fee £300.00
For Each Additional Person £60.00
To add or include a permitted occupier £60.00
For A Guarantor if Required £100.00
Company Tenant Application £480.00
Includes obtaining proof of identity, right to remain in UK, Visa & Immigration status, assess affordability. Obtain references including previous Landlord, bank and credit checks.
Payable On or Before Signing Tenancy Agreement & Release of Keys
Inventory Check In: Studio/1bed £120.00
2 bed £140.00
3 bed £170.00
4 bed £200.00
5 bed £250.00
5 bed plus  price on application
Fees shown are based on unfurnished properties  
For Furnished properties add £30.00
To arrange  check in appointment & cost of Inventory Agents time and our arrangement fee
First Months Rent As Agreed
Deposit without pets (usually one and one half times monthly rent)  Or As Agreed
Deposit with pets (usually two times monthly rent) Or As Agreed
You will be advised if a particular Landlord requires a greater deposit. 
Deposit is held and registered in the Tenancy Deposit Scheme
Amendments to Agreement
To changes to basic Agreement terms already previously agreed £60.00
Tenancy Renewals
Negotiating terms preparing documentation, Re Registering Tenancy deposit & issuing certificate £65.00
Non Contractual Early Termination of Tenancy
To dealing with early termination liaising with Landlord & re marketing, in last six months    £65.00
In first six months    £120.00
In No way does this release you from your legal obligations under the Agreement  
Lost Security Items  
Keys, security fobs/remote controls at cost plus to time and expenses arranging for replacement £25.00
Out of Hours £25.00 per hour or part thereof
Contractor’s time or cost of parts if required & found to be tenant’s responsibility
Late Payment/Non Payment or Returned Payments will be charged at 3% above Bank of England base rate from the date due until received if not paid within seven days of the due date and our fee to notify you and process this late payment will be £30.00
This Firm is a member of The Property Ombudsman’s Redress Scheme, The Tenancy Deposit Scheme and The Association of Residential Letting Agents and Hold Client’s Money Protection
