The following table sets out our current scale of fees and charges for Landlords, as at Febuary 2017.

2 LETTING AND RENT RECEIVAL
(Part Management Service, includes tenant find, rent receival & accounting & remittance of rents)

3 LETTING, RENT RECEIVAL & MANAGEMENT
(Full service plus includes dealing with minor repairs and property visits)
18% incl.VAT of rent received ongoing
4 Warranty for Protection of Legal Expenses Only for breach of Assured
Shorthold Agreement terms (Subject to a maximum £10,000.00 limit) per Property.
£60.00 incl. VAT per annum
5 Warranty for Protection of Rental Income and Possible Associated Legal Expenses
Subject to a maximum £10,000.00 limit) per property.
2.5% incl. VAT of rent
6 ANNUAL GAS SERVICE & SAFETY CHECK where we are not instructed to manage the property
(A Mandatory Legal Requirement arranged with Gas Safe qualified engineers)
at cost plus 18% incl. VAT
7 ELECTRICAL SAFETY CHECK
(Mandatory for Houses in Multiple Occupation) under new legislation this will soon be required for all property
at cost plus 18% incl. VAT
8 ARRANGING PRE TENANCY CLEANING – FIRST TENANCY £25.00 incl. VAT
9 INVENTORY MAKE/REMAKE/CHECK IN/OUT
Landlord usually pays make/remake and check out
at cost plus 18% incl. VAT
10 TENANCY AGREEMENTS & HOUSING ACT NOTICES OR OTHER STATUTORY NOTICES
advising on terms, preparation of documents & service of notices

11 REPLACEMENT AGREEMENTS & TENANCY EXTENSIONS £65.00 incl. VAT
12 ANNUAL COMPLIANCE CHARGE (per property) includes membership of Tenancy Deposit Scheme,
Registration and safekeeping of deposits, Property Ombudsman, Clients Money Protection Scheme & ARLA membership.

13 ARRANGING CUTTING OF ADDITIONAL KEYS at cost + £25.00 incl. VAT
14 PROPERTY VISITS Not covered in full management
(Up to 4 visits per year included in full management service)

16 ORGANISING & SUPERVISION OF REPAIRS & RENEWALS

18 DEALING WITH O/SEAS LANDLORD TAX MATTERS
(Quarterly for Landlords with no exemption, annually for those with exemption) includes reserving to meet tax liability & payments to HMRC

21 WE RESERVE THE RIGHT TO CHARGE AN HOURLY FEE FOR OTHER WORK OVER AND ABOVE THE FEES DETAILED HERE  £45.00 incl. VAT
22 COMMISSION ON SALE OF PREMISES TO BUYER INTRODUCED BY THE FIRM, BY NEGOTIATION AT TIME OF TRANSACTION BUT USUALLY A MINIMUM 1.0% of sale price achieved incl. of VAT
23 The Firm reserve the right to make additional charges in certain circumstances, please see the notes and guide to our services. The Firm reserve the right from time to time to vary or amend their Scale of Fees and Charges which shall become effective only after the initial period of letting and then after not less than one months’ notice to the Client in writing delivered by hand or first class post or by email.  The Firm is a member of the Property Ombudsman Redress Scheme & hold Client Money Protection & work within the Rules of ARLA
